Loft Conversions

This is our recently completed loft conversion, that's our daughter Amber in the photo. It's actually Tom's bedroom, he's 17 so Amber won't be there for very long!

There's plenty of space for a double bed and clever wardrobe space under the eves, even some storage for us.

There's 4 double electrical sockets and LED energy saving light fittings, and with 5 inches of insulation above your head as well as insulation under your feet our home has never been so energy efficient.

We have an excellent team who carry out this work including our electrician and plasterer who have helped us with conversions for the last 4 years. Bolton Building Control was involved from the outset and with their approval and the electrics certified it's all 'above board' (and we won't have it any other way).

Here's how we'll do that...

After getting an application in to Building Control (and a bit of a chat with the Building Inspector) we will fit a Velux skylight, a staircase and a new floor in your loft. We'll change any doors and ceilings to fire rated ones where necessary.

When the electrics are installed we'll insulate the floor and ceiling, making sure there is good air flow around the cavities. Then we will board the ceiling, plaster it and add a bit of skirting and a couple of tins of paint. Simple?

Well, not really but we can make it seem that way by doing the job properly and getting it all certified so you will officially have an extra habitable room (if that's how you want to see it).

Fitting Velux windows

Installing a roof sky light will let light in and ventilate the room.

A window at such an angle will let as much as 4 times as much light in as a side window on your house because it is pointing to the sky!

We've never needed to fit more than 1 Velux in a loft, the light from 1 has always been sufficient.

We can easily fit a blind to a Velux and they come in a wide range of colours.

Installing a Staircase

We need a staircase up to a loft conversion, regulations say so. They can be 600mm wide and so take up less space but when your adding a third floor to your house the escape from the loft room must be enclosed in case of fire.

We'll survey your home and find the best place for the staircase to go. It will usually take up some space in a bedroom as ours has but the room you gain in the loft will make up for it.

Boarding the rafters, plastering and decorating

To make the place look more like a room we will board the ceiling and walls. You won't believe the difference when we get to this stage. It's a room. Let's fit skirting board, paint the walls, wallpaper a feature wall. Painting is all included in the price.

Building Regulations and Planning Permission

Most loft conversions don't need planning permission because we don't extend the roof, build dormers or verandas.

The beauty of this is that work can start within a couple of days of getting the form in to Building Control. You also don't have to wait for decisions to be made or be scared about the outcome.

We will arrange the approval needed to comply with Building Regulations meaning your house will officially and legally have an additional room. This will increase the value of your home.

FREE CARPETS AND DECOR!

We'll do the carpets and painting for free when we convert your loft. When we do a job we like to do it properly and completely so this summer carpets and painting are free.
